As a roofing contractor a full roof replacement is more profitable than a roof repair. However, at ASO Roofing & Renovations, we treat our customers with honesty and integrity in order to build a lifelong customer. If we provide you with a cost effective solution to repair your roof today, we are sure that when the time comes for a full roof replacement we will have the opportunity to earn your business. Additionally, we have a Roof Repair Rebate Program, which allows you to take the cost of your roof repair and use it as a rebate towards the price of a full new roof replacement! For example, you hire ASO to perform a roof repair for $300. When you're ready to install a new roof, the repair cost of $300 will be applied as a discount to your new roof. Rebate is limited to $500.

Roof Repair Cost

Roof repair cost vary, but you can expect cost to be in the following range:

  • Minor Roof Repair  $150 - $400: Repairs in this price range typically consist of applying caulking/sealant to limited areas of the roof and replacing one or two items (missing shingle, plastic jack, etc.).

  • Moderate Roof Repair $400- $1,000: Moderate repairs includes replacing shingles, installing flashing, caulking/sealant, replacing ventilation accessories.

  • $1,000 - $2,500 Large Roof Repair: Large repairs include all of the above and replacing shingles on a large area of the roof. In this price range there is usually additional carpentry work included ( trim, replacing decking).

  1. Chimney: The primary cause of chimney roof leaks is incorrectly installed or deteriorated flashing. Flashing are thin strips of metal installed, for a chimney, they are bent at a 90-degree angle attached to the chimney and the roof shingles. Keep in mind, some chimney leaks are caused by cracks in the brick chimney.

  2. Missing or damaged shingle: If you have a missing or damaged shingle it will cause your roof to leak. Installing a new shingle will address the problem.

  3. Raised Roofing Nails: If the nails used to fasten shingles to the roof deck become loose, moisture can get into your home around the nail.

  4. Air Vents, Skylights, Lead Jacks, Plastic Jacks, Accessories: These accessories wear out over time and can crack which lead to roof leaks. A mixture of replacing the accessories and applying caulking will address the issue.

  5. Aging Roof: Your roof has an expiration date, if your roof is old it will naturally leak due to the many failing areas of the roof.

  6. Non-Roof Leaks: You may think there is a roof issue, but if you look closely your roof may be okay. Brick on chimney, attic condensation, siding issues, brick issues, can all lead to leaks.
